Moving home is one of the biggest financial decisions you'll make. We think you should know exactly what it costs before you pick up the phone. Our fees are fixed — no surprises, no extras buried in the small print. We can act in the conveyancing of residential properties up to a value of £2m.
What's included in
our legal fee.
Our legal fee covers all the usual conveyancing work from instruction to completion. It includes VAT, and it also includes all the typical third-party charges that many firms add on separately — bank transfer fees, dealing with your mortgage, obtaining your Land Registry title documents and identity checks.
The only costs that fall outside our legal fee are:
Land Registry registration fees (on a purchase)
Search fees (on a purchase)
Stamp Duty Land Tax (on a purchase, where applicable)
Fees charged by landlords or managing agents (on a leasehold property or a freehold with management company)
We do our best to make every quote as accurate as possible by finding out about your property before we give you a figure.

The examples below are based on a property value of £250,000. They show our legal fee and the typical additional costs you can expect to pay on top.
